Property Staging
Property Staging, as defined by the Real Estate Staging Association®, is the act of preparing and showcasing residential or commercial property for sale. It is a “systematic and coordinated methodology in which knowledge of real estate, home renovations and creative design principles are applied to attract a buyer”.
According to the National Association of Realtors® 2017 Profile of Home Staging, over half (58%) of Seller’s Agents believe the Staging increased the value of the home by 1-20% and 77% of buyers’ agents said that Staging a home makes it easier for buyers to visualize the property as their future home. The National Association of Realtors®, “The Voice for Real Estate,” is America’s largest trade association, representing more than 1.2 million members involved in all aspects of the residential and commercial real estate industries.
Whether the property is owner-occupied, or vacant, property staging is recommended before listing it on the market but it can be equally effective after being listed on the market and unsold for an extended period.
According to statistics, here are a few of the reasons why we recommend Staging services to our clients before listing their property for sale:
⦁ Properties SELL FASTER and FOR HIGHER VALUE when they are staged for sale.
⦁ Professionally staged homes present and show better than competing houses for sale.
⦁ Properties spend on average up to 70% less time on the market when they are staged for sale.
⦁ Home Staging makes your property “STAND-OUT” in home buyers’ minds.
⦁ Home Staging is cheaper than reducing the price after sitting on the market for a long period of time.
⦁ Staging shows buyers the property’s true potential.
⦁ A professional stager can make your selling and moving experience LESS stressful.
⦁ A professional stager is able to give you advice on the items need to be addressed in order to properly prepare your home for sale. If you have a budget, a professional stager can tell you where to invest your money for the best return.
⦁ More than 90% of home buyers look on the Internet to preview homes before they go to see a home in person. Photographs of properties that have been previously staged look better than photos of non-staged properties.
⦁ First Impressions count: you have 10 seconds to make your first impression.
